President's Report - State of the Temple - BRIAN FOLSKE - Reviewed highlights of the year. Part-time Baker, Monday-Wednesday will yield $250.00 monthly new revenue to the Temple.

Secretary's Report - 2001 Minutes - GRUBE - All AAMTB minutes are now online. A summary of 2001 minutes is posted in the Temple. A Thank You Letter to Arnet Monuments for restoring the 1922 Masonic Temple association plaque was entered into the record.

Treasurer's Annual Report - State of Temple Finances - DAVIDGE - We finished the year with a ($4,730.81) deficit. However, three new furnaces, a renovated parking lot entry, upgraded plumbing to well water code, and additional electrical wiring are now permanent assets of the Temple. Motion by GREENSTONE to establish contingency fund for future repairs. Motion approved. Motion by GREENSTONE to approve 2002 budget. Discussion from Board and audience, motion approved.

WM Koup (#262) & WM Kidd (#159) support an active Bi-Lodge future policy. WM Kidd will be recommending an additional Trustee. The Board will be 5 votes #159 4 votes #262.

Temple Rentals - White Shrine - B. FOLSKE - Motion by GREENSTONE to forgive rent for 2002. Motion discussed by Board and audience. Motion approved.

RV and Boat Contract Update DAVIDGE - insurance policy for 15 vehicles still pending.

Temple Manager - GRUBE - Discussion by Board and audience. Brian Folske charged with negotiating all contracts for commercial rentals. No remuneration for his services will be granted at this time. Brian Folske is to prepare monthly rental chart for distribution at the February meeting.

Good of the Order - Prince Hall - Brian Folske will negotiate an agreement with February Board meeting update.

Pantry Renovation Project - $2,400 is to be raised by the Brothers. A Pantry fund has been started near the coffee brewing device.

Parking Lot Entrance - new carpet installed, glass replacement, ventilation fixed, replacement of soiled ceiling tiles, brass plates attached, interior door Masonic emblem fixed, and outdoor Masonic Temple Emblem installed. Total bills of $1,052.00 paid.

FEBRUARY 23rd SATURDAY - 9:00 - 1:00 - Work session to cleanout storage areas. LUNCH to be provided by AAMTB.

President's Report - BRIAN FOLSKE reported on Rental Calendar for March. Prince Hall is still on hold. Storage cleanup project was successful. Upstairs storage was created for new Bakery tenant. All other Masonic tenant bodies were allocated storage space including AAMTB Library.

Secretary's Report - KARL GRUBE presented January Board Minutes which were approved after two corrections made and noted.

Treasurer's Report - ART DAVIDGE reported that operational income and expenditures for 2002 will come close to balancing. Capital improvements for the building and grounds will come from capital funds.

SEYMOUR GREENSTONE reviewed past Office and Temple use including the new changes to the present environments of the Office, Board Room, Library, and Hall Corridor. Office & Temple Use Policy for the Bodies was established by the Board. (1) Working office space was created for Golden Rule, Fraternity, and Temple Board. (2) Wall space was allocated to Masonic tenant bodies to post historic pictures, plaques, and display artifacts. (3) Final hanging and display of pictures, plaques and artifacts needs Board approval. (4) Dining area was designated as approved wall space for Masonic tenant bodies. (5) Board Room space for meetings was approved. The new Board Room is located in the renovated Ante Room off the Lodge.

Bi-Laws/Stock: BILL KREBAUM reviewed bi-laws and stock allocations with the assistance of Art Davidge, Treasurer. After extensive discussion, a motion surfaced - MOTION: Krebaum moved that an inventory of all relevant stock and bi-law documents by all stockholder bodies be gathered and submitted to the Board for consideration at the March meeting. Motion was approved.

Good of the Order: GRUBE presented a short history of Roscoe Bonisteel, PGM of Michigan and PM of Golden Rule. MOTION: Greenstone moved to allocate photography funds for Bonisteel picture to be placed in the Board Room. Motion was approved. GRUBE presented information for Masonic artifact and historical display for the month of October in the Washtenaw County Historical Society located on Main Street in Ann Arbor. Lectures on Washtenaw County Masonic history will be a regular weekly feature.

President's Report - BRIAN FOLSKE - Pantry Project is completed and operational A formal Stock Letter will be send to the Bodies next month requesting verification of ownership. The Board will form a committee next month on the future land use of the Temple property, Brian Folske, Chairman. Pro Ducts finished cleaning the kitchen hood. The baking ovens will be cleaned during April. The winter casualty Box Elder tree on the road side of the property will be removed with 30 days. A date for spring cleanup is set for April 20th, 9:00 A.M.. Excess furniture & equipment will be sold on April 20th. The board will be serving its traditional "gourmet lunch" to all workers in exchange for their 'sweat equity'.

Secretary's Report - GRUBE - The February 2002 Minutes were approved as written.

Treasurer's Report - DAVIDGE - The financial report was accepted as submitted.

DAVIDGE - RV Liability Insurance is still awaiting an answer from the insurance company on additional liability coverage. A review of our insurance policies, premiums, and past practices has been initiated.

GRUBE - A thorough review of our MASONS OF WASHTENAW COUNTY fall program was presented to the Board. There will be Masonic Lodge Displays (Oct 13th - Nov 30th) at the Washtenaw County Historical Society, a Masonic History Program (2-hrs) October 20th at the Bentley Historical Library. The Michigan Grand Lodge of Free & Accepted Masons will lay a cornerstone to the new addition of the Bentley Library in the fall. A date is yet to be announced. GOOD OF THE ORDER - HOFFMAN/GRUBE presented the status of our road advertising signs, the Scio Twp Sign Code, and a report from the Michigan Sign Company. Our zoning does not allow further expansion of the signage on Liberty Road. New panels and possible name changes for the sign will be discussed at the April meeting.

The Board expressed "official thanks" to Al Harden for his quality pantry workmanship; Brian Folske for his pantry leadership; and Charlie Hoffman for his pantry manual labor efforts. All bodies have been positive on the "Pantry Project" final results!

RV Liability Insurance - NO policy needed for additional libility. GRUBE Motion: PASSED - To amend RV & Boat Policy to allow 12 month storage for Masons based on a month to month rental schedule. Schedule: $50 / month for all RV's and Boats.

KREBAUM - MOTION - PASSED - AAMTB President shall appoint Board members to a committee to investigate the possibilities of forming a Non-Profit tax-exempt corporation formation of a Masonic non-profit educational corporation. (KREBAUM, GRUBE, DAVIDGE,GREENSTONE were appointed)

(Passed) RESOLVED that the Ann Arbor Masonic Temple Corporation approve the Roscoe O. Bonisteel, Sr. Masonic Library Incorporation Statement of Purpose.

To acquire and maintain books, documents, artifacts and other forms of information related to Freemasonry; and to provide the same for public use; and to develop and implement educational programs related to Freemasonry.

(Passed) RESOLVED that the 4-member Library committee is authorized to prepare Articles of Incorporation to be reviewed by an attorney and submitted to the Ann Arbor Masonic Temple Board for final approval.

PATE - Bonisteel Library sign has been ordered.

Develop renovation and expansion plans for continued Masonic use of the Temple building. Lodge Officers from #159 and #262 will be invited to a special fall Board dinner meeting to review and discuss final recommendations of the Board on Future Land Use.

Treasurer's Report - DAVIDGE - balance sheet approved. A projection of 6 months of income and expenditures was presented. Summary accounting was presented for Library expenditures since 1992.

KREBAUM MOTION APPROVED for eight RV/Boat spaces adjacent to storage barn. Details of storage program will be published in the Ann Arbor Masonic News and are available from Brian Folske. There are eight storage spaces available at $50.00 per month on a first come first serve basis.

FOLSKE - Quotes on RV/Boat graveled site were discussed and rejected as too costly. 2" x 12" planks will be used under tires to prevent vehicles from sinking and tire rot.

KREBAUM MOTION APPROVED to file the non profit incorporation papers with a $20.00 fee for the Roscoe O. Bonisteel Masonic Library with the State of Michigan.

The Board has scheduled a special meeting on August 8th 7:30 P.M. to discuss the two proposals.

A letter will be sent to Ernie Krauss by the Board attorney regarding encroachment of golf course equipment and fence on the South 50 ft. of Temple property.

Presidents Report - B. FOLSKE - Reported on the Township meeting. TWP accepted application for re-zoning to O-2 (OFFICE-special use permit) $1,100 fee was paid. Township Planning Board and Trustees hear the request on November 18th and December 9th respectively. Board signed real estate listing contract with Alliance-McKinley for the sale of the 2.96 acres of vacant land for the Masonic Professional Center.

Secretary's Report - Minutes of August and special September meeting were approved as read. Secretary reported on Krause property (Golf Course Driving Range - 17 acres) to be submitted to the Township Planning Board. Multiple zoning change will be needed. Preliminary Site Plan has been changed to add twelve additional parking spaces on the West side of the Temple. Distribution of 8.5" x 14" sheets were made of the Smith Group - JJR plan to Board Members.

Treasurer's Report - Approved as submitted. Property taxes have been paid.

Good of the Order - Krebaum reported on the progress of the Bonisteel Library. Agenda item will appear next month on a formal motion of assets.

President's Report - Dale Sass of the Smith Group-JJR who represents the Masonic Temple Board presented our case for rezoning the Temple property to Office-2. O-2 Zoning allows for medical and dental offices and the future expansion of Masonic Temple.

Doug Leuan, planner for Scio Twp presented an endorsement in writing for "approval of the zoning change" including a special use permit to accompany the deed for future construction.

Planning Commission members such as the President and a couple of others endorsed different aspects such as landscape architectural design, site plan analysis, land use planning, and conformity to the current master plan.

Opposition to the O-2 Zoning was spoken by the owner of the Racquet Club, our neighbor on the immediate west. She expressed worry over excessive water runoff onto her parking lot as a result of the development. Water accumulation is an issue that must be solved by both Krause and the Temple Board as the two parcels are graded together. Dale Sass detailed our engineering analysis of runoff and rooftop water into a single detention pond. No water in the future can be accepted from the Kraus property to our immediate east.

Further opposition to the O-2 Zoning was voiced by a commissioner with a legal background, who wants less density of development. She believes O-1 Zoning may accomplish our project needs. The Board rejects her contention. She publicly admitted that she had not read the differences in the O-1 and O-2 zoning requirements. Upon reading of the TWP Office Zoning Ordinances she will come to realize that O-2 Zoning is the appropriate choice for the 4.65 acres as applied for by the Board and recommended by the Township Planner.

Alliance-McKinley, the Boards real estate broker, was not represented at this important public hearing, a major disappointment to Board members present. We currently have a 24 hour cancellation listing agreement with this firm and a review of their work will occur in the near future.

Report on Int'l Co-Freemasonry and Grand Lodge letter. The Board has decided to discontine renting to the Co-Freemasonry organization.

Discussion on Eastern Star removal of equipment ensued. A letter will be written by the President setting a final date for removal of their property from the Temple.

Secretary's Report - Minutes of last meeting were approved as read. Handout of Masons of Washtenaw WCHS Newsletter were distributed. Bonisteel Library and Museum Bi-Laws were distributed to Board Members. The Board will review these Bi-Laws for commentary at the December meeting. A December 21, 2002 meeting is scheduled to formally organize the Roscoe O. Bonisteel Masonic Library, a Michigan non-profit corporation.

Treasurer's Report - Financial report was approved as submitted.

Good of the Order - Discussion on new Internet Account for use by the Board Secretary and others. A report to the Board will be presented at the December meeting by Davidge and Grube.

President's Report - OES removed the bulk of their property on November 27, 2002. Approval of MOTION by (PATE) second by (GREENSTONE) to offer OES $100.00 for remaining kitchen items in storage cabinets with a firm deadline for removal if offer is refused.

RE: O-2 Zoning Approval by Scio Township Planning commission. On a vote of 7-0 the Scio Twp Planning Commission recommended approval of the O-2 zoning request of the Ann Arbor Masonic Temple Corp. The Twp Planner, Doug Lewan, recommended in writing the change in zoning to the Scio Twp. Trustees. Objections to the zoning and land design related to the preliminary site plan were skillfully rebutted both in writing and verbally by the Board's representative, Mr.. Dale Sass of the Smith Group - JJR. The final steps for O-2 zoning will be the review and approval by the Scio Twp Trustees at their January 15th and 21st meetings.

Liberty Commons, a 144 unit condo project adjacent to our property received a cool reception by Twp Officials and the Twp Planning Commission. The proposed PUD will have to be scaled back in density and meet considerably higher standards of design, marketing and land use. It is unlikely that the Ernie Kraus project will receive approval. ie. the 16.85 acre property is not in the sewer district and the City of Ann Arbor has turned down their request at this time. The development's future will probably be decided in the courts.

Approval of MOTION (GREENSTONE) second by (GRUBE) To send Alliance McKinley a letter terminating their brokerage services.

Approval of MOTION (B. FOLSKE) second by(HOFFMAN) To reinburse Karl Grube $100.00 for the purchase of the OES piano.

Secretary's Report - Annual Board meeting was legally posted in the January issue of the Ann Arbor Masonic News due out the last week of December. Secretary reported on local contractor letters inquiring about the Masonic Professional Center project.

Treasurer's Report - distributed but no action until next meeting.

AAMTB Internet account and secretarial supply allowance discussion. No action at this time.

Television/VCR and Board Room VCR was purchased by the Bonisteel Masonic Library from funds raised by the Brothers. Masonic Videotapes for educational viewing are being researched for purchase.

The Bonisteel Masonic Library organizational meeting will occur on December 21st at 10:00 A.M. at the Temple Board room.
